GENERAL DESCRIPTION

  • Manages, coordinates and motivates Subcontractors and Vendors to build high quality homes.
  • Schedules all aspects of the building process including material orders, installations and job phases.
  • Conducts on-site meetings with Subcontractors, Vendors, Buyers, and others as appropriate.
  • Verifies layouts and materials. Ensures Subcontractors and Vendors check requirements.
  • Continues education in OSHA and safety, means and methods, codes, management skills, new technology and products.
  • Persistently follows-up on change orders, and other matters to complete the job correctly and on time.
  • Participates in pre-start, interim construction stage, and pre-close orientation meetings.
  • Enforces compliance with all Subcontractor and Vendor contracts, Scopes of Work, Site Conditions, Job Rules and Safety Requirements.
  • Responsible for organization and maintenance of the on-site field office to project a professional image (organized, clean, signage, etc.)
  • Works harmoniously with the Construction, Sales, Buyers, Trades, Suppliers, Decorators, Office Staff, Inspectors and others involved in each project.
  • Supervises the construction effort to ensure home completion in accordance with design, budget, schedule, customer goals and company objectives.
  • Accurately completes paperwork and updates construction status reports as required.
  • Mentors, and assists with training new Construction Managers.
  • Recommends procedural improvements to the Area Manager and implements those approved.
  • Walks houses and coordinates punch list completion in a timely manner within the project budget.
  • Coordinates completion of assigned warranty items in a timely manner. Learns from warranty issues and trends.
  • Recommends and implements approved procedures to reduce issues in the future.
  • Maintains model homes in accordance to Princeton Classic Homes standard.

  • WORK EXPERIENCE AND ATTRIBUTE REQUIREMENTS 
    Minimum of two years related building experience. Knowledgeable in all aspects of construction including technology, products, equipment, methods, field engineering, materials, safety, and scheduling. Outstanding interpersonal skills, attention to detail, ability to communicate with diverse group of individuals. Strong leadership, organizational and multi-tasking skills to direct construction and scheduling activities. Ability to motivate trades to do their very best. Ability to learn quickly and to prioritize. Computer skills as required. Honest, self motivated, hard working, good negotiator. Punctual and willing to work extra hours to get the job done. Positive attitude and follow through. Calm with Buyers. Firm and fair with Trades. 

    EDUCATION REQUIREMENTS 
    High School is required. Trade or technical school. Bachelor’s degree is preferred.

    Successful candidate will have excellent communication skills, new home sales experience, and the ability to work in a team environment.     Job Description:

    Bella Vista Homes/Princeton Classic Homes SA is currently looking for a Warranty Coordinator for their Construction Department.  The right candidate’s primary goal is to facilitate the completion of all warranty requests while maintaining a high level of customer satisfaction.  The Warranty Coordinator is responsible for resolving customer issues after the closing of the home.

     

    Responsibilities:

    ·       Receive and document incoming warranty submissions.

    ·       Communicate effectively to homeowner if repair issue is deemed not warrantable.

    ·       Create warranty requests for submissions and send notifications to the assigned field personnel.

    ·       Complete warranty request when field personnel deliver fully documented, completed warranty requests.

    ·       Maintain weekly and monthly warranty reports.

    ·       Assist field personnel with specific house and community information.

    ·       Assist homeowners with specific house and community information.

    ·       Conduct all business in a professional and ethical matter to serve customers, subcontractors, and homeowners.

    ·       Assist in maintaining house and field files and archiving them.

    ·       Create and distribute warranty stickers for field personnel.

    ·       Maintain a log of preventable construction problems and give feedback to the Area Construction Managers and VP of Purchasing and Construction.

    ·       Assist Area Construction Managers and VP of Purchasing and Construction as requested.

    ·       Other duties and responsibilities as assigned.

     

    Qualifications:

    ·       High School Diploma/GED; or 6 months to 1-year related experience and/or training; or equivalent combination of education and experience.

    ·       Ability to understand applications on a smart phone, tablet, laptop, and/or desktop.

    ·       Ability to carry out instructions furnished in written, oral, or email.

    ·       Proficiency in MS Office and email.

    ·       Ability to sit for majority of workday.

    ·       Previous customer service experience.

    ·       Excel in effective and positive communications.

    Purchasing Administrator

    Job opening for experienced Purchasing Administrator for homebuilder in the San Antonio, TX area. Candidate must be able to thrive in a fast-paced environment and adapt to change.

    Job Description:Data entry, research of payments, compiles and maintains records.

    Duties and Responsibilities:

    ·       Reviews invoices for appropriate documentation and approval prior to payment

    ·       Data enter invoices for payment

    ·       Distributes signed checks as required

    ·       Acts as liaison between corporate and construction staff

    ·       Answers all vendor inquiries

    ·       Maintains accounts payable reports, spreadsheets, and corporate accounts payable files

    ·       Assembles and processes overnight shipments to branches

    ·       Performs filing and copying

    ·       Performs other duties as assigned
